The lion treads lightly

Awarded New Zealand’s first new build 5-star rating by the New Zealand Green Building Council.

Tenanted by Meridian Energy, the striking four-storey ‘green’ building was designed with all sides visible and each elevation different from the next. Composed of two forms, the building features a rectangular glazed pavilion that sits parallel with the harbour and is fully transparent at ground level. The ground level is open to the public offering a café, bar and shops. Linked to the pavilion is a smaller, curved, heavier building which displays cedar louvers on the exterior walls to provide shade.

Waste minimisation was a key focus during construction and involved waste sorting and reuse, a recycling programme, supplier and trade management, and awareness and training activities for the project team.

Wellington Interiors completed the fit-out.

Project Facts

  • Renewable timbers – New Zealand Pine, Victorian Ash and Canadian Cedar – were used throughout the building
  • A cavity between the double skinned façade allows air to circulate, significantly reduces the overall energy needed to keep the building at an optimal temperature
  • Sensor-controlled lighting throughout the building means only occupied rooms are lit
  • Highly efficient chilled beams in the ceiling heat and cool the building
  • The structural concrete in the core of the building and piles use a mixture of new and 65% recycled materials
  • A central, accessible stairwell saves on power by discouraging lift use
  • 60% of the 1,151m3 of waste generated during construction was diverted from the landfill by composting and recycling it instead, achieving a savings of approximately $20,000
